Per the following article:

Does homeowners insurance cover tree
removal?

(Following is found in the article)

"Not all tree removal scenarios are
covered by standard home insurance. Your
home insurance company could deny removal
coverage if a tree falls in the following
situations:

During a flood

During an earthquake

If the tree is dead

If the tree is rotted

If the tree is not well maintained"

This spring a very rare category 1 tornado
hit our small city. Many huge 100 year
old plus trees were toppled.

A week later I went to a yard sale held in
the alley south of a home that had one of
those trees, which to her good fortune
fell to the northeast, damaging not only
the tree owner's home to the point that it
might have to be razed, but doing the same
to the house just north of the tree's
owner.

The lady running the yard sale told me
that she was told by the homeowner who did
not own the tree but who had severe damage
to their home that they would have to file
a claim on their own insurance and not on
the tree owner's insurance.

She did say that had the innocent party
contacted the city and hired an arborist
to examine the neighbor's tree and the
arborist found that the tree had rot and
should be taken down, but the tree owner
didn't take the tree down, then the tree
owner would then be responsible.

It all seems a bit strange to me as the
remaining part of the trunk, still intact
and in the ground, seemed to have been
hollowed out with rot.

Luckily I'm a renter, but if I were a
homeowner with trees and a homeowning
neighbor of someone with trees, I'd be
checking with my insurance agent about my
possible tree damage responsibilities and
my neighbor's possible tree damage
responsibilities.

The expense of building a new home is
astronomical.

depends upon what you want in life. home depot has mini
homes for 6000. if you still own the lot, a home is
affordable.
